About Our Client

Our client is a well-established real estate development firm specializing in commercial real estate transactions, land use approvals, and zoning variances. They collaborate closely with municipalities, investors, and legal professionals to successfully bring projects from conceptualization to fruition. Currently, they are in search of a seasoned Commercial Property Lawyer to handle various aspects of property acquisitions, lease negotiations, municipal approvals, entitlements, and regulatory compliance.

Job Description

  • Manage and oversee commercial real estate transactions, including the drafting and negotiation of purchase agreements, leases, financing documents, and closing documents.
  • Handle all aspects of land use and zoning approvals, such as variances, site plan approvals, and municipal permits.
  • Serve as the representative of the company in front of zoning boards, planning commissions, and other government agencies.
  • Conduct thorough due diligence on real estate transactions, including comprehensive title reviews, environmental assessments, and zoning compliance checks.
  • Provide expert advice on regulatory compliance, ensuring that all projects align with local, state, and federal laws.
  • Collaborate and liaise with external counsel on land use disputes, zoning appeals, and any real estate litigation matters.

Qualifications

  • Hold a Juris Doctor (JD) degree from an accredited law school.
  • Must be licensed to practice law in NJ and maintain good standing with the bar (NY license is a plus).
  • Possess at least 7 years of hands-on experience in commercial real estate law, land use, or zoning.
  • Demonstrate a track record of successfully securing zoning approvals, variances, and entitlements.
  • Strong negotiation skills with the ability to handle real estate transactions effectively.
  • Prior experience working alongside developers, municipal agencies, and other real estate professionals.
  • Familiarity with environmental compliance, easements, and title issues is a bonus.
